Affordable Housing in India has become the new mantra for everyone related to the realty sector in the country. From buyers and sellers to the realtors and investors, everyone is pitching for affordable housing.

Till now, Indian developers have focused on mid to high income households.  The acute shortage of housing for the economically weaker sections (EWS) of society have been neglected and ignored. But more recently, the housing gap has been a focus and the aim is to shorten it.

The government is depending upon partnerships with the private sector to shorten the housing gap. Public private partnerships (PPP) are the way forward. This implies that government will set up the enabling framework and private sector players like developers and microfinance institutions (MFIs) will partner to deliver the affordable housing units.

VAH wishes to create dynamic affordable housing developments that hold basic dynamic features such as primary schools, health clinics, general stores and parks.

In a major push for affordable housing, the Government is set to raise both the subsidy given to developers, as well as the cost ceiling for affordable housing. Affordable housing is the need of the hour for the welfare of the economically weaker section of society.

The president Mrs. Prathibha patil says that there are many new poverty elevation programs that govt. is running , she mentioned on Bharat Nirman, a project that plans to double the construction of low-cost houses to 12 million units.” For this to happen, the government is banking on public private partnerships (PPP).

A collaboration between the govt. and the developer will work together to create homes for the  economically weaker section of the society. The cost ceiling is also proposed to be raised substantially. The effects of this raise will be direct.

Now the govt. is also thinking to raise loan subsidy from 1 lakhs to 5 lakhs rupees.   One of the subsidy is 5 per cent per annum on interest charged on the admissible loan up to Rs 1 lakh, for construction or acquisition of a new house.

Similarly, the existing provision under Affordable Housing in Partnership Scheme says the Central assistance under the scheme will be limited to Rs 50,000 per rental/dwelling unit for all units meant for EWS, LIG (lower-income group) and MIG (middle-income group).

The Ministry of Housing and Urban Poverty Alleviation (HUPA) is the nodal ministry for the scheme. The dream can only be successful if the govt. and developers work together.

Everyone’s dream is to own a home. Regardless of geography or climate, everyone wants a place to be safe and call their own. Shelter is a basic human instinct. Given the high rate of inflation, there is an immense shortage of housing in India. Most real estate projects focus marketing and services to middle to higher income clientele. Lower income groups (LIG) and the economically weaker section (EWS) of society are often ignored in the quest of fulfilling the housing shortage.

Of late, the concept of “Affordable Housing” or “Low-incoming Housing” has emerged in India. Moreover, it has turned out to be a profitable venture for real estate companies.  The focus is a single-family unit between 4.5 and 6 lakhs.  A small EMI and low income family can now buy their dream house!  The conception of the concept of ‘Affordable Housing’ has really opened the doors for many Indians.

The concept of Affordable housing system has been introduced for good.  Affordable Housing is a long overdue necessity of our society. Each development should hopefully aim to also provide primary schools, kindergartens, health clinics, general stores and a community center.

Infrastructure facilities are generally built with the intention of long-term sustainability. Major, expensive action is eventually needed to overhaul, renovate, or sometimes demolish a facility that no longer provides satisfactory service.

Obsolescence is brought on by changes in demands or technologies. Obsolete facilities—antiquated, old-fashioned, out-of-date— are a liability to their owners and users.  Obsolescence reflects changed expectations regarding the function, profitability, or other dimension of performance that a facility is expected to provide. It is a concern throughout a facility’s entire life cycle.

While such changes are primarily external, a facility’s initial capabilities (e.g., durability of materials, flexibility of mechanical equipment) and how it is maintained influence the likelihood or timing of the onset of obsolescence.

Obsolescence reduces the facility’s service lifetime and in the case of infrastructure, may be the only meaningful technical basis for selecting a design service. If ignored, obsolesce can be a cause of fatal accidents. Technologies change with time.

Obsolescence, as a concern for facility design and management, explores and analyzes its impacts on infrastructure performance. It further determines how it might influence key infrastructure design and maintenance policy. The study of obsolescence can help develop strategies for more effective infrastructure management, but requires a thorough combination of theoretics and practical observation.
